Due to continued expansion, we are currently seeking a Quantity Surveyor to join the Conack team based in Limerick, Galway, Dublin & Carlow. The successful candidate will work with the Commercial & Construction team to ensure a successful project is delivered, while maintaining relationships, maximizing commercial returns, and managing risk.
Key Responsibilities:
- Assist Senior Quantity Surveyor in the cost management of multiple projects allocated by Commercial Director
- Management and direction of Junior QS if allocated by Commercial Director
- Support Senior Quantity Surveyor with the task of procuring all required subcontractors or Conack Construction resources necessary for the carrying out of all works
- Assist Senior Quantity Surveyor with the task of managing all payments to subcontractors and suppliers in accordance with company systems and procedures
- Collaborate with Senior Quantity Surveyor in all paperwork required in the running and management of his project and for the correspondence required with the Head Office
- Assist Senior Quantity Surveyor to ensure that all variation accounts are dealt with in such a manner so that they are paid as the project progresses.
- Collaborate with Tender & Estimating Departments
- Assisting in the preparation of forecasts, targets & CV reconciliations
- Prepare variations with adequate records & details, agree as works progress
- Update projected Final Account, prepare & submit in a timely manner
- Liaise with & commercially influence/challenge the site management team
- Maintain & protect Conack commercial & contractual entitlement
- CVR – Be actively involved in & understand the process, maintain an independent view
- Risk/opportunity – Review & consider
- Insurances/warranties – Develop an understanding
- Cash management – Be aware & be actively involved to ensure good cash management
- Involvement with & take some responsibility for:
- Claims & disputes
- Understanding of contract law
- Take responsibility for control of traditional contracts
Experience & Skills:
- Educated to degree level and working toward the relevant professional accreditation
- At least 5 years post qualification experience
- Demonstrate clear written and verbal communication skills
- Ability to effectively utilize a range of technology platforms
- Be fully conversant with the use of the ARM 4
- Demonstrate ownership/commercial awareness
- Understanding of contract law
- Contract/commercial appreciation
- Effective time management, organizational, interpersonal and negotiation skills
